 Marabou Ranch is a unique ranch preservation community being created in Steamboat Springs, Colorado. Planned for only 62 custom homesteads on nearly 1,800-acres of active ranch land, Marabou will remain a working cattle ranch. Thirteen hundred acres will be preserved as open expanses of land for perpetuity.
Residents and their guests can participate, at their discretion, in all aspects of ranching from herding cattle, mending fences and bailing hay on the property to caring for the horses that live there. Marabou Master Guides will lead this experience in the same way they'll teach residents to fly fish, mountain bike, downhill, and cross country ski, and hike the rolling terrain.
The Marabou property includes more than two miles of frontage along the Elk River, renowned for its fly fishing waters. The land features irrigated hay meadows, pasture land, pockets of gambel oak and aspen groves. More than seventy four percent of the land will remain open space, preserving wildlife habitat, riparian area and the active ranch-agricultural lifestyle of Marabou.
Marabou Homesteads
Each homestead has its own private refuge. Extreme care has been taken to incorporate building envelopes in Marabou's ridges, valleys and vegetation to maximize privacy. Architectural design guidelines will be followed to ensure all structures adhere to a high, aesthetic standard.
Marabou Living
 River House Lodge will serve as the primary social meeting grounds - an ideal place to relax and get to know neighbors. The lodge will feature a gourmet kitchen, cozy bar, bench, dining room for seating for 40 and a library. Enjoy sunsets next to the outdoor fire pit or relax by the massive stone indoor fireplace. The lodge will also have a heated pool for kids and adults.
Gnarly's Outfitters Cabin will carry state-of-the-art sports equipment. A 25 seat theater with a big screen for movies and stage for children to perform skits. Air Dog's Teen Room will have foosball, billiards, ping-pong- and board games. River's Edge Fitness Center will feature aerobic and exercise equipment, yoga and free weights.
The Downstream Spa will offer treatment rooms for massage therapists and facials. Steam rooms and outdoor showers available right along the majestic Elk River.

The next and most interesting amenity is the Master Guide program. Marabou has assembled a group of individuals that are all very accomplished in their respected fields.
The guides will personally help to enhance ones knowledge and skills in areas such as fly fishing, skiing, horseback riding, or mountain biking. These individuals will act as mentor, coach and leader for the owners and guests of Marabou.
Marabou Mountain Camp located 30 yards from Steamboat Ski Area's base gondola. The Mountain Camp will have a bar with hot cocoa and espresso, high-speed internet, boot-warmers, lockets, and parking.
